Mixed farming land sells

BILL Ower Real Estate reports the sale of mixed farming land at 266 Gil Gil Road Donald, comprising 360.48 hectares or 890.78 acres, which had been advertised for public auction on March 27.

Owing to the cancellation of real estate auctions as part of the control regulations brought into effect because of the COVID-19 pandemic, alternate measures were taken to allow interested parties to purchase the property.

Parties who had expressed interest in purchasing the property and/ or had inspected the land and improvements were given the opportunity to make a written offer for the property .

Four offers were received by the agent and a sale was made to the highest bidder at an undisclosed price which reflected the strong current interest in farming land and the existing trend toward a higher level of values within the Donald district.

Prices paid for agricultural land within the eastern Wimmera in recent months has shown a strong rise in values, such as has been the case in areas further west in the central Wimmera and southern Mallee areas over recent years.

The property owned by Mr Clive Barrance has been in his family for over 100 years, and being of mainly light and medium loam soils within a few kilometres of Donald township, proved an attractive proposition to a good number of local farmers and investors.

The property had additional road frontages to the Borung Highway (Donald-Swan Hill Road) and Harris Road.

Power is on the property although not currently connected and pipeline water is connected.

The land is mainly level country in the western section with attractive rising land in the east.

Buildings included a steel framed bulk grain/ machinery shed, small hay shed, tractor shed and grain silos.

An area of timbered land close to the buildings is subject to a covenant in favour of Trust For Nature (Victoria).

The purchasers have the right of entry to the property to prepare land for cropping and settlement is set down for May 29.

Bill Ower Real Estate also reports the sale of farming land comprising 310.8 hectares or 768 acres, located on Devon Park Road some 8km east of Donald.

Sold on behalf of G.R. and L.D. Harvey, the property was sold in two sections being the Home area of 637.6 acres and the eastern block of 130.40 acres.

Pipeline water is connected to the land as is electricity. Buildings include a three bedroom weatherboard cottage, two steel framed machinery sheds and other sundry shedding.

The land is principally grey cropping land with an area of rising lighter soil and includes around 65 acres of timbered country.

The property is in three main paddocks plus the house and sheds area, with all boundary fencing in good repair.

The undisclosed purchase price was in keeping with the current rising land values and reflects a high level of farmer confidence in the future of agriculture in the Donald area.

Bill Ower Real Estate has a number of prospective buyers for farming land within the Donald district, one being a buyer for 1000 to 2000 acres of cropping land on the west side of town.
